What it's like to live in St Ives, Cornwall

St Ives is a small harbour town on the north Cornish coast, home to around 10,700 people. It is a place of steep lanes, granite cottages and sudden sea views, busy with visitors in summer and quieter and more neighbourly in winter. It suits people who want coast and community over big-city bustle, with Trewyn Gardens and the town's own railway station close by.

"I'd move here" adds St Ives to the areas on your listing, so homes here are matched to you first.

St Ives sits on the far west coast of Cornwall, in the TR26 postcode district, within the Cornwall council area. Carbis Bay is its immediate neighbour, and Lelant lies a couple of miles round the bay. Penzance, Hayle and the rest of west Cornwall are reachable by road and rail.

People move here for the setting above all: a working harbour town on the coast, with beaches, galleries and a long-standing reputation as an artists' town. For a place of under 11,000 residents it has an unusual amount going on, from its own cinema to a wide spread of pubs and bars.

It is worth being clear-eyed too. This is a tourist town, so summer is crowded and the rhythm of the year is seasonal. Housing is tight: across Cornwall only 12.8% of homes are social rented, below the England figure of 17.1%, and private renting is high at 19.7%. For council and housing association tenants, a mutual exchange is often the most realistic route into a town like this.

Swapping to St Ives: key facts

Can I swap my council or housing association home to St Ives?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near St Ives who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds. In 2024 to 2025, 128 council homes in Cornwall changed tenants by mutual exchange.

How long is the council housing waiting list in St Ives?

23,731 households were on the Cornwall housing register on 31 March 2025, down 7% on a year earlier. 1,422 social homes were let through the council in 2024 to 2025, roughly 16.7 households for every home let. That is roughly 16.7 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to St Ives.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in St Ives?

Daily life happens on foot for many. The Co-op sits right in the centre, with a Tesco about a mile out for a bigger shop, and Leddra Pharmacy is a few minutes from the middle of town. St Ives Library is in the town itself, and the St Ives Royal British Legion gives the town a community space.

Green space is close at hand. Memorial Gardens and Trewyn Gardens are both within a few minutes' walk, and Palemon Best Recreation Ground and Menhyr Park are a short trip out for space to run about. The hills are real, so a buggy or shopping bags make some routes harder work than they look on a map.

What are the schools and family life like in St Ives?

Families are well served for schools within the town. St Ives Infant School and St Ives Junior School are both within half a mile of the centre, and St Uny CofE Academy at Carbis Bay is about a mile and a half away. Nancledra School sits a little under three miles out for those who prefer a small rural primary.

For older children, St Ives School is the local secondary, under a mile from the centre, so most teenagers can get to and from school without a long journey.

For time outside school, Trewyn Gardens and Memorial Gardens are both minutes away, and Palemon Best Recreation Ground and Menhyr Park give more room for running about and ball games. St Ives Library is in the town for books, warm indoor space and whatever children's activities it runs, and the Royal Cinema is a short walk away for a rainy afternoon. Across Cornwall, 16.3% of residents are under 16, a little below the England figure of 18.6%.

How do you get around St Ives?

St Ives has its own railway station, about a quarter of a mile from the centre, with Carbis Bay just over a mile away and Lelant and Lelant Saltings within three miles. The branch line is a genuinely useful local link as well as a scenic one, and the stations at Lelant Saltings and Carbis Bay are handy park-and-ride style stops for the town.

There is a bus station in the town itself, a few minutes from the centre, which is the main link to the rest of west Cornwall for anyone without a car.

By road, St Ives is reached on narrow, hilly routes and parking in the town is limited and tightly managed, so a car is more of a mixed blessing here than in most towns. On foot, the centre is compact and most shops, the library, the pharmacy and the gardens are within half a mile, but the gradients are steep in places and the lanes are narrow. Anyone with mobility difficulties should look carefully at where a particular home sits.

What is there to do in St Ives?

For a town of this size, there is plenty. The Royal Cinema is right in the centre, and the pub scene is varied rather than samey, with The Kettle N Wink Bar, Mine Taproom, The Three Ferrets, The Pilchard Press Alehouse and The Union Inn all within a few minutes of each other.

Outdoors is the main draw. The coast is on the doorstep, and Memorial Gardens and Trewyn Gardens give sheltered, planted green space close to the harbour. Palemon Best Recreation Ground and Menhyr Park, both within a mile or so, suit walking, playing and simply getting away from the summer crowds.

St Ives Library doubles as an information service and a free place to spend time, and the St Ives Royal British Legion gives the town a community venue. Seasons matter here: the town is lively and busy from spring through to autumn, and considerably quieter in winter, which some people love and others find hard going.

What is work and the local economy like in St Ives?

Employment figures below are for the wider Cornwall council area rather than St Ives alone. Across Cornwall, 53.3% of adults are in work, below the England average of 57.4%, while unemployment is lower at 2.6% compared with 3.5% for England. In August 2026, 3% of working-age residents were claiming unemployment-related benefits, against 4% nationally.

That combination usually points to an economy with plenty of work but a lot of it part-year or part-time, and an older population: 25.3% of Cornwall residents are 65 or over, compared with 18.4% across England.

In St Ives itself, tourism and hospitality shape the working year, with pubs, cafes, shops and visitor businesses busiest in summer. If you need steady year-round hours, it is worth checking what is realistic before you commit. The train and bus links from the town widen the search to Hayle, Penzance and beyond without needing to drive.

How safe is St Ives?

Like every town centre, St Ives has police incidents logged each month. In August 2026 there were 41 within about a mile of the centre, made up of:

Anti-social behaviour reports11
Bicycle theft1
Shoplifting3
Other theft3
Criminal damage3
Drug offences1

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is St Ives a good place for social housing tenants?

If St Ives appeals, a mutual exchange is a realistic way in. In 2024-25, 128 Cornwall council homes changed hands through mutual exchange, so swaps do happen here, even where new lettings are scarce.

The practical step is to list your own home on Mutual Home Exchange and set St Ives, or TR26, as a desired area. Be honest in your advert about stairs, garden, parking and the number of bedrooms, and add photographs. Tenants in a hilly coastal town pay close attention to those details, and a clear listing gets far more replies than a vague one.

It is worth widening your search slightly as well, to Carbis Bay and Lelant, which share the branch line into St Ives. Check with your landlord that you have permission to exchange before you get too far down the line, and go and see the town in winter as well as summer if you can. Both versions of St Ives are part of the deal.
