Town in Cornwall, South West

What it's like to live in Falmouth

What is it like to live in Falmouth? It is a lively Cornish harbour town, small enough to know your neighbours but busy enough to have a cinema, nightlife and a proper shopping street. It suits people who want the coast on their doorstep without rural isolation. Kimberley Park and the beaches are both minutes from the centre, which is a real plus.

"I'd move here" adds Falmouth to the areas on your listing, so homes here are matched to you first.

Falmouth sits on the south coast of Cornwall, a harbour town of around 24,000 people built around its docks, its beaches and a long, narrow main street. For a town of its size it packs a lot in: three railway stations, a cinema, a proper high street and a university crowd that keeps the cafes and bars busy through the winter.

It is a working town as well as a holiday one. The docks, the marine trades and the student population give Falmouth a year-round pulse that many Cornish towns lose in October. Summer brings visitors and traffic; winter brings quiet mornings and empty beaches.

If you are weighing up a swap, the honest picture is this. You get the sea, a walkable centre and services close at hand. You also get Cornish distances, a long train journey to anywhere else in England, and a county where social housing is thin on the ground compared with the national average. This guide sets out what living here actually involves, day to day.

Swapping to Falmouth: key facts

Can I swap my council or housing association home to Falmouth?

Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Falmouth who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds. In 2024 to 2025, 128 council homes in Cornwall changed tenants by mutual exchange. On 2 October 2026, 1 home was listed to swap within 15 miles on Mutual Home Exchange.

How long is the council housing waiting list in Falmouth?

23,731 households were on the Cornwall housing register on 31 March 2025, down 7% on a year earlier. 1,422 social homes were let through the council in 2024 to 2025, roughly 16.7 households for every home let. What is housing like in Falmouth and who lives there?

Social housing is scarce in Cornwall. Only 12.8% of homes in the council area are socially rented, against 17.1% across England, while two thirds are owner-occupied and nearly a fifth privately rented. In a town like Falmouth, where holiday and student lets compete for space, that scarcity is felt.

The biggest social landlords across the county are Cornwall Council with 10,488 homes, LiveWest with 9,741, Coastline Housing with 5,311, Ocean Housing with 4,414 and Westward Housing Group with 1,286. Average weekly social rents in Cornwall for 2024/25 were £82 for a one bed, £94 for two and £106 for three.

Falmouth's own population is around 24,032. The county skews older than England overall, with 25.3% aged 65 and over, though Falmouth itself feels younger than that because of the university. Expect a mix of older terraces, post-war estates and newer builds towards the edges of town.

That is roughly 16.7 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Falmouth.

A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

What is it like to live in Falmouth?

Day-to-day shopping is easy. An Iceland, two Tesco Express stores, a Premier and a Sainsbury's all sit within a mile of the centre, along with Day Lewis, Superdrug and Boots pharmacies. Church Street is the main shopping run.

The seasons matter here. From June to September the town fills with visitors, parking tightens and queues lengthen. From November the pace drops right off and it feels like a different place entirely. Some tenants love that rhythm; others find the winter too quiet. Worth a visit in both seasons before you commit.

What are the schools and family life like in Falmouth?

There is a good cluster of primary schools close to the centre. Falmouth Primary Academy and King Charles CofE Primary are both about a third of a mile away, with Marlborough School, St Marys Catholic Primary and Flushing C. of E. Primary all within a mile. That choice is unusual in Cornwall and makes the school run manageable on foot for many families.

Secondary is simpler: Penryn College, around two miles away, is the school most Falmouth teenagers go to. Check current admission arrangements with Cornwall Council before you plan a move.

For the rest of family life there is plenty on the doorstep. Kimberley Park, Prince Street Gardens and Beacon Park are all close, and several community centres run local activities, including the Dracaena Centre, Bosvale and Fairwinds Community Hub. Two libraries sit within a quarter of a mile of the town centre. Falmouth Community Hospital and two GP practices are nearby too.

How do you get around Falmouth?

Falmouth is unusually well served by rail for a Cornish town. Penmere and Falmouth Town stations are both about half a mile from the centre, with Falmouth Docks a little further and Penryn two miles up the line. The branch line connects you to the main network, though journeys out of Cornwall are long whichever way you go.

Buses run from The Moor, right in the middle of town, with stops A and B within a few minutes' walk of the shops. There are further stops towards the edge of town and out at Mylor.

On foot, the centre is compact and flat along the main street, though the side roads climb steeply in places, which is worth bearing in mind if anyone in the household struggles with hills. Driving is fine for getting around Cornwall, but parking in the centre is tight, especially in summer. Plenty of households here manage without a car; plenty of others find one essential for work.

What is there to do in Falmouth?

For a town this size, Falmouth is spoiled. The Phoenix cinema is in the centre and The Poly puts on films and events a short walk away. Pubs and bars are everywhere along the main street, from Wetherspoon and The Packet Station to The Moth & The Moon and the Chain Locker down by the water.

Nightlife is real here rather than token. Club International, Mangos and Toast all sit within half a mile, which owes a lot to the student population. If you want a quiet street, look slightly out of the centre.

For daytime, Kimberley Park hosts PARKLIVE and there is event square right by the centre. Gyms are plentiful for a small town, including Falmouth Sports Club, The Space, Fitness and Performance Gym and a gym and swim at Merchants Manor. And of course there is the water: the harbour, the beaches and the coast path are free and open all year.

What is work and the local economy like in Falmouth?

Falmouth's economy leans on the sea and on visitors: the docks and marine trades, hospitality, retail and the university. That mix means steady work for some and seasonal work for others, with summer busier than winter in many jobs.

Across the wider Cornwall council area, 53.3% of adults are in work, below the England figure of 57.4%. Unemployment is lower than average at 2.6% against 3.5% for England, and unemployment-related benefit claims stood at 3% of working-age people in August 2026 compared with 4% nationally. The gap is partly down to age: a quarter of Cornwall's residents are 65 or over.

If your work is based outside Cornwall, think carefully. Penryn and Truro are reachable by train or road, but anything further east is a serious journey. Remote and hybrid working suits Falmouth well; a daily commute to a city does not.

How safe is Falmouth?

Like every town centre, Falmouth has police incidents logged each month. In August 2026 there were 158 within about a mile of the centre, made up of:

  • Anti-social behaviour reports22
  • Vehicle crime7
  • Bicycle theft1
  • Shoplifting5
  • Other theft11
  • Theft from the person1

Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.

Is Falmouth a good place for council and housing association tenants?

Right now: 1 home to swap within 15 miles of Falmouth.

Mutual exchange is a realistic route into Falmouth, and often a quicker one than waiting. Cornwall's housing register held 23,731 households at the end of March 2025, with 1,422 social homes let through the council in 2024-25 and 128 swapped by mutual exchange. A register is not a simple queue, but those numbers show why swapping is worth taking seriously.

To give yourself the best chance, list your own home here with clear photos, honest details about size, heating, floor level and garden, and a short note on what makes your area good to live in. Then set Falmouth as a desired area so tenants there can find you.

It also pays to be flexible. Adding nearby places such as Penryn and the villages around the estuary widens the pool considerably, and you would still be within easy reach of Falmouth. Keep your listing up to date, reply to messages promptly, and check with your landlord early about what they will approve. Swaps come up when people are ready and looking.
