What it's like to live in Camborne

Camborne's housing is a mix of older terraces from the town's mining days, post-war estates and newer streets on the edges. Social housing makes up 12.8% of homes across Cornwall, below the England figure of 17.1%, with 66.2% owned and 19.7% privately rented. That means social tenancies here are valued and do not come up quickly.

The main landlords in the council area are Cornwall Council with 10,488 homes, LiveWest with 9,741, Coastline Housing with 5,311, Ocean Housing with 4,414 and Westward Housing Group with 1,286. Coastline in particular has a strong presence in this part of west Cornwall.

Rents are modest. Average weekly social rents in the Cornwall council area for 2024/25 were about £82 for a one bed, £94 for two beds and £106 for three. For context on demand, Cornwall's housing register held 23,731 households at 31 March 2025, and a register is not a simple queue. Mutual exchange is a realistic route: 128 council homes changed hands that way in 2024-25.

Families are well served for choice. Within half a mile of the centre there is St Meriadoc CE Nursery and Infant Academy, Camborne Roman Catholic Junior and Infant School, St John the Baptist Catholic Primary, Weeth School and Trevithick Learning Academy. That is five primaries inside a short walk or a very short drive, which is unusual for a Cornish town and useful if you have children at different stages.

For older children, Camborne Science and International Academy is about half a mile away, with Nexus closer still and Nine Maidens Alternative Provision Academy under three miles. Places and catchments change year to year, so ring the schools you like before you plan a move around one.

Outside school, Camborne Park and Gerry Park are both within half a mile, with Treverno playing field a little further. Camborne Library and the Passmore Edwards building sit within a couple of hundred metres of the centre for rainy days and homework. The Baby Den and All Saints Church Community Centre are the sort of places where new parents find other new parents.

Camborne is one of the easier Cornish towns to manage without a car. The railway station is around a third of a mile from the centre, on the main line that runs through the county, so Redruth, Truro and beyond are a straightforward train ride. That matters if you work or study outside the town.

Buses are the other backbone. There are stands and stops right in the centre and by the station, plus The Square about a mile and a half away, linking the town with surrounding villages and neighbouring towns. Services in Cornwall thin out in the evenings, so check timetables for the journeys you actually need to make before you commit.

If you drive, you are close to the main road corridor through west Cornwall, which makes trips to Camborne Retail Park, the community hospital at Camborne Redruth, or the coast quick enough. Walking is genuinely practical in the centre, and Tuckingmill Valley Park and the Red River Valley give you off-road routes when you want to stretch your legs rather than shop.

This is a town for everyday activity rather than big attractions. There is a real cluster of gyms, with Elite, Pure Functional Fitness, North Coast Fitness, Morva Wellness and Carbon Fitness all within about half a mile, so there is competition on price and opening hours.

Pubs are plentiful and central: The White Hart, Tyacks Hotel, The John Francis Basset and The Waggoners Arms are all within a few minutes' walk. Nightlife is low-key, with Pure Gold Discos and The Robartes Arms a mile or two out, and the nearest cinema is C Fylm at Redruth, around three miles away.

The green spaces do a lot of the work here. Tuckingmill Valley Park and the Red River Valley, both just over a mile out, give you proper walking and space for dogs and bikes. Camborne Park and Gerry Park are closer in for a quick hour outdoors. Beyond that, being in west Cornwall means coast and countryside are within an easy drive or bus ride for weekends.

Camborne is part of the Camborne and Redruth area, which has long been one of Cornwall's main working towns. Locally, the town centre shops, supermarkets, schools and health services are steady employers, and the community diagnostic centre and Camborne Redruth Community Hospital sit within three miles.

Across the wider Cornwall council area, 53.3% of adults are in work, below the England figure of 57.4%, partly because so many residents are retired. Unemployment is lower than the national average at 2.6%, and benefit claimants stood at 3% of working-age people in August 2026, against 4% for England.

The honest picture is that Cornish wages tend to be lower than the national average and seasonal work is common. The train from Camborne widens your options considerably, with Truro reachable for office, health and education jobs. If your work is remote or shift-based, check bus and train times for the hours you keep, because evening services are limited.
