What it's like to live in Darwen

Families are well served for primary schools. Holy Trinity C of E Primary and St Joseph's, Sudell and St Peter's C of E are all within half a mile of the centre, so most central addresses have several options close by.

For secondary, Aldridge UTC Darwen is a short walk away, Darwen Vale High School is about a mile and a half out, and The Heights Free School and St Bede's High School are both within three miles. Always check current admissions and Ofsted reports yourself before choosing.

The wider borough is young: 22.7% of residents are under 16, against 18.6% across England. Parks help. Bold Venture Park, Ashton Park and Shorey Bank are all close in, and Darwen Library runs from the town centre.

Darwen station sits about a quarter of a mile from the centre, on the line between Blackburn and Bolton and on towards Manchester. That's the single biggest draw for anyone commuting without a car.

The bus station is right in the middle of town, with several stands plus stops at the Circus nearby. Services connect the estates to the centre and run north to Blackburn, which is under three miles away.

By car, you're close to the main north-south road through the valley, and Blackburn, Bolton and the M65 are all a short drive. Parking in town is easier than in a city.

On foot, the centre is flat and tightly packed, though the streets climbing out towards the moors are steep. Worth walking a route before you commit.

For a town this size, the centre is busy. Sunbird Records, the Bees Knees, The Bridgewater, The Bank Bar & Kitchen and Artisan Cafe & Wine Bar are all within a few minutes' walk, so there's a mix of proper pubs and café-bar places. Zest Café Lounge is a little further out.

Darwen Leisure Centre is the main hub for swimming and classes, and there are smaller gyms nearby including Jubilee Fitness, Regency Fitness and Gymophobics.

Darwen Library Theatre puts the library and a performance space in the same central spot, which is a genuine bonus for a town of 28,000.

The real free entertainment is outdoors. The parks are close in, and the moors above town are the obvious walking ground.

Employment in the wider Blackburn with Darwen area runs below the England average: 53.2% of adults are in work, compared with 57.4% nationally, and 3.8% are unemployed against 3.5%. In August 2026, 5.7% of 16 to 64-year-olds were claiming unemployment-related benefits, above the 4% England figure.

In practice that means it's worth having a plan before you swap. Locally, the town centre shops, supermarkets, leisure centre and schools are visible employers, and Blackburn Hospital is under three miles away.

The train helps. With Blackburn, Bolton and Manchester on the line, plenty of people here look beyond the town for work without needing to move.

Darwen is largely a town of terraces and post-war estates, with newer pockets on the edges. Across the Blackburn with Darwen area, 18.8% of homes are social rented, slightly above the England figure of 17.1%, and most of that is housing association rather than council: 14.1% against 4.6%.

Together Housing Association is by far the biggest landlord in the borough with over 7,600 homes, followed by Great Places, Places for People, The Guinness Partnership and Onward Homes.

Social rents here are low by national standards. Average weekly figures for 2024/25 in the borough were about £82 for a one bed, £95 for a two bed and £108 for a three bed.

Owner occupation is high at 60.5%, with 20.2% privately rented.
