What it's like to live in Lancing
Lancing is a large seaside village in the Adur district of West Sussex, home to around 19,400 people. It has a settled, unhurried feel: a working high street, rows of low houses, and the Downs behind you and the sea in front. It suits families and anyone who wants coast and quiet over city bustle. Lancing Beach Green and Worthing's shops are both close.
1 council and housing association home is available to swap within 5 miles of Lancing, and 1,033 households are on the Adur council waiting list (31 March 2025).
"I'd move here" adds Lancing to the areas on your listing, so homes here are matched to you first.
Lancing sits on the West Sussex coast in the Adur district, tucked between Worthing to the west and Shoreham-by-Sea to the east. Brighton lies further along the same stretch of coast. Sompting is its nearest neighbour inland, and the South Downs rise just behind the village.
People move here for the combination of coast and connection. You get a seaside address with a railway station in the village itself, two larger towns within a few miles and a quieter pace than either of them. Rents in the social sector across Adur are modest compared with much of the South East.
It is a smaller place than Worthing or Brighton, so it will not suit someone who wants a wide choice of nightlife or big-city anonymity. What it offers instead is a recognisable community of under 20,000 people, where the same faces turn up at the shops, the library and the school gate, with bigger towns close enough to dip into when you want them.
Swapping to Lancing: key facts
Can I swap my council or housing association home to Lancing?
Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Lancing who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds. In 2024 to 2025, 11 council homes in Adur changed tenants by mutual exchange. On 21 October 2026, 1 home was listed to swap within 5 miles on Mutual Home Exchange.

What is housing like in Lancing and who lives there?
Adur is a strongly owner-occupied area. Across the council area, 72% of homes are owned, 14.8% privately rented and 12.4% socially rented, below the England figure of 17.1%. Social housing is therefore a smaller slice of the market here than in many places, which is exactly why mutual exchange is worth pursuing.
Average weekly social rents in Adur for 2024/25 were £103 for a one bed, £119 for a two bed and £135 for a three bed. Adur District Council is by far the largest social landlord with around 2,528 homes, followed by Southern Housing, The Guinness Partnership, Clarion and Hyde. At 31 March 2025 the council's housing register held 1,033 households; a register is not a simple queue, and 179 social homes were let through the council in 2024-25, with 11 council homes moved through mutual exchange.
The age profile leans older than England: 23.6% of residents are 65 or over against 18.4% nationally, with 17.9% under 16. It's a mixed but mature community.
Council waiting list and lettings
Households on the register by the size of home they need.
That is roughly 5.8 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Lancing.
A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

How do you get around Lancing?
Lancing station is in the village, so trains are a genuine option rather than a drive-and-park exercise. East Worthing is about a mile and a half away, with Shoreham-by-Sea and Worthing stations both a little over two miles, giving you more than one route onto the coastal line.
By car, you are close to the main coastal roads linking Worthing, Shoreham and Brighton. Journeys are short in distance but the coast road can be slow at peak times and in summer. Worthing Hospital is under two miles, and the Guildbourne Centre in Worthing about two and a half.
On foot, the village centre is compact: the library, Asda, Co-op, pharmacies and the station all sit within a few hundred metres of each other, and the beach green is under half a mile. Buses run along the coastal corridor between the towns. If you don't drive, Lancing is one of the easier places on this stretch of coast to manage without a car.

For exercise there's South Coast Gym, Perch Gym and YogaSouth within half a mile, plus gymnastics clubs for children. Lancing Library is central and free, which is worth remembering on a rainy half term.

How safe is Lancing?
Like every town centre, Lancing has police incidents logged each month. In August 2026 there were 196 within about a mile of the centre, made up of:
- Anti-social behaviour reports76
- Vehicle crime5
- Bicycle theft2
- Shoplifting4
- Other theft11
- Criminal damage11
Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.
Is Lancing a good place for social housing tenants?
Right now: 1 home to swap within 5 miles of Lancing.
If Lancing looks like the right fit, the practical next step is to get your own home listed and set Lancing, or the BN15 postcode district, as one of your desired areas. Swaps happen when the right pair of homes find each other, and that only works if yours is visible.
Write your advert honestly and in detail. Say how many bedrooms you have, which floor you're on, whether there's a garden or parking, your rent and your landlord. Clear photos of every room help more than anything else. Tenants looking to move to the coast will often want to know about storage, heating and how much outside space there is, so answer those questions before they're asked.
It's worth adding Worthing, Sompting and Shoreham-by-Sea as alternative areas too, since they're close and share the same rail line and services. Keep an eye on new listings, reply quickly and politely, and remember both landlords must approve any exchange before you move.
