Worthing: seaside town living in BN11, West Sussex

There is a good spread of schools close by. Primaries within half a mile include Our Lady of Sion Junior School, Heene C of E Primary School and St Marys Catholic Primary School, so most families will not face a long school run.

For older children, St Andrew's C.E. High School, Worthing High School and Davison CE High School for Girls are all under a mile, with Durrington High School and West Sussex Alternative Provision College also within reach. Always check current admissions and catchments with West Sussex County Council before you commit to a swap.

For days out with the kids there is Homefield Park Skatepark, Amelia Park and the promenade, plus Worthing Library for rainy afternoons.

This is one of Worthing's strongest cards. Worthing station is about a 0.4 mile walk, with East Worthing, West Worthing and Durrington-on-Sea all within two miles and Lancing a little further. If you commute along the coast or need to reach it without driving, you have options.

Buses are just as handy. The Town Hall stops are right in the centre, with South Street stops and The Lido nearby. You can reach shops, schools and the seafront without needing a car at all.

With so much within half a mile, plenty of households here manage on foot and bus alone. That can be a real saving if money is tight.

For a town of this size, there is plenty. The Dome Cinema and the Worthing Connaught Theatre and Studio are both within a short walk, so a night out does not mean a trip to Brighton.

Green space is close rather than sprawling: Liverpool Gardens, Steyne Gardens and Amelia Park are all within half a mile, and Worthing Promenade gives you the sea and a long flat walk whenever you want it.

Pubs and bars are thick on the ground in the centre, including The Three Fishes, The Next of Kin and Harlequin's, with Soundcheck Rock and Metal Bar and The Pearl Lounge for later nights. Gyms are everywhere too, from Anytime Fitness to XLAB CrossFit and FitLab.

Across West Sussex, 57.8% of adults are in work, just above the England figure of 57.4%. Unemployment sits at 2.9%, lower than England's 3.5%, and unemployment-related benefit claims were 3.1% of working age people in August 2026, against 4% nationally.

So the wider county's job market is a little healthier than average. In the town centre itself, shops, the shopping centres, pubs, cafes, gyms and community organisations are all visible employers within walking distance.

The rail links matter here too. With four stations within two miles, commuting along the coast or inland is realistic if local work is thin on the ground.

West Sussex is a county of owner occupiers. Some 68.5% of homes are owned outright or with a mortgage, 17.5% are privately rented and only 12.7% are social rented, split between 4.5% council and 8.2% housing association. That is well below the England average of 17.1%.

In plain terms: social housing here is scarce and in demand. A mutual exchange is often the most realistic route in.

The age profile leans older than England, with 22.8% aged 65 and over and fewer young adults and children. Central Worthing still has a mix, but expect a calmer, older feel than some city neighbourhoods.
