Living in Lewes, East Sussex: A Guide for Home Swappers

There is a decent spread of primary schools within easy reach: Western Road Primary at 0.3 miles, Southover C of E at 0.4, South Malling C of E and Malling Windmill Nursery at 0.7, and Wallands Community Primary at 0.8. All are walkable from the centre.

For secondary, there is one option within three miles, Priory School Lewes, just 0.4 miles away. If that school does not suit your child, your alternatives mean travelling, so it is worth looking at it properly before you swap.

For free days out there is The Paddock, the Railway Land Wildlife Trust and Linklater Pavilion, plus Lewes Priory. Lewes Library is 0.1 miles from the centre.

East Sussex has fewer children than England overall, with under-16s at 16.5% against 18.6%.

This is the town's real selling point for anyone without a car. Lewes station is 0.2 miles from the centre, and the bus station is the same distance at Stop C. You can get to both on foot with shopping bags or a pushchair.

If you end up in an outlying spot, Cooksbridge station is 2.3 miles away and Glynde 2.8 miles, with bus stops at Gows Croft and The Olde Post Office Mews.

Be honest with yourself about the walking, though. Lewes is a hilly town and some routes are steep. If anyone in your household struggles with slopes or steps, ask the person you are swapping with exactly what the walk to the shops is like from their front door before you commit.

For a town this size, there is plenty. Depot Cinema and Restaurant is 0.1 miles from the centre, which is unusual for a place like this and a real bonus if you like going out without a long journey home.

Pubs are everywhere in the middle of town, including The Royal Oak, Rights of Man, The Lewes Arms, No 34 and The patch. Unity Lounge and Sussex Parties cover the later end of the evening.

Community life is well served. The Unity Centre, Westgate Chapel and Community Hub, Phoenix Centre, Malling Community Centre and Lewes Climate Hub are all within a mile. Those are the places to find cheap or free activities.

For exercise, Harts Leisure Club, Core3lewes, Soulfit and a couple of Pilates and training studios sit in the centre.

Across East Sussex, 53% of adults are in work, a little under the England figure of 57.4%. Unemployment is lower than average at 2.9% against 3.5%, and benefit claimants stood at 3.7% of working-age people in August 2026, just below the England figure of 4%.

The county has an older population than England overall, with 26.1% aged 65 and over compared with 18.4% nationally, and fewer people aged 25 to 44. That shapes the local jobs market towards care, retail and services.

The train station is the practical answer for many people here. If your work is likely to be outside Lewes, check the fares and the timetable carefully before you decide, because commuting costs add up fast on a modest income.

Lewes sits in a county of homeowners. Across East Sussex, 68.4% of homes are owned outright or on a mortgage, 19.6% are privately rented, and just 11% are social rented, split between council at 4.5% and housing associations at 6.5%. England's social rented figure is 17.1%.

What that means in practice is that social tenants are a small minority here, and the stock is spread across the town rather than concentrated in one big estate. Malling, with its own community centre and primary school, is one of the areas where you will find it.

Do not expect a quick move through the waiting list. Mutual exchange is the realistic route, and it needs patience.
