What it's like to live in Lewes

Lewes is a mix of old terraces, Victorian streets and later estates, with social housing scattered rather than concentrated in one block. Homes near the centre tend to be older and smaller; you get more space and garden further out.

Be realistic about availability. Across East Sussex just 11% of homes are social rented, well below the England figure of 17.1%, split between council at 4.5% and housing associations at 6.5%. Owner-occupation is high at 68.4%, with 19.6% privately rented.

The county's age profile means many neighbours will be older: 27.9% are aged 45 to 64 and 26.1% are 65 or over. Younger adults aged 25 to 44 make up 21%, below the England average. In practice, expect settled, quiet streets rather than high turnover.

Families are well served for a town of this size. Western Road Primary School is about a third of a mile away, with Southover C of E, South Malling C of E and Wallands Community Primary all within a mile, plus Malling Windmill Nursery for the younger ones.

At secondary level, Priory School Lewes is the option within three miles, roughly half a mile from the centre. Check admissions and catchment for the exact street you are considering, as that can shift between one part of town and another.

Outdoors, The Paddock and the Railway Land Wildlife Trust with its Linklater Pavilion give children somewhere to run and explore close to home. Malling Community Centre and the Phoenix Centre are useful for groups and activities.

Across East Sussex, under-16s make up 16.5% of the population, a little below the England figure, so this is an older county overall.

Lewes station is about a quarter of a mile from the centre, which is one of the town's biggest practical advantages. Cooksbridge and Glynde stations are also within three miles if you live on the edges or work that way.

The bus station is a short walk from the middle of town, with further stops at Gows Croft and The Olde Post Office Mews for outlying areas. Between bus and train, you can manage here without a car, though services and fares are worth checking against your own routine before you commit.

If you do drive, the town is compact but the old streets are narrow and hilly, and parking is a genuine consideration. Many residents simply walk: the centre, schools, library, station and supermarkets all sit within a tight radius.

For a small town, Lewes punches above its weight. The Depot Cinema and Restaurant is a short walk from the centre and doubles as a social hub. Lewes Priory and the surrounding green spaces are good for a slow afternoon.

Pubs are plentiful and mostly traditional: The Lewes Arms, The Royal Oak, Rights of Man, No 34 and The Patch are all within a few minutes' walk. Unity Lounge covers the later end of the evening, though nightlife here is modest rather than busy.

If you like to keep active, there is real choice: Harts Leisure Club, Core3lewes, Soulfit, I Feel Good Pilates Studio and The Body Box are all clustered in or near the centre.

Community life is strong, with the Lewes Climate Hub, The Unity Centre and Westgate Chapel and Community Hub all nearby.

Lewes is the county town, so administration, services, retail and hospitality shape a good deal of local work. The independent shops, cafes and pubs in the centre are visible employers, and the town's size means many people walk to work.

The station matters here. Commuting by train opens up jobs well beyond the town, which is a big part of why Lewes holds its appeal.

Across East Sussex, 53% of adults are in work, below the England figure of 57.4%, largely because the county skews older: 26.1% are 65 or over against 18.4% nationally. Unemployment is lower than average at 2.9%, and in August 2026 3.7% of 16 to 64-year-olds claimed unemployment-related benefits, just under the England rate of 4%.
