What it's like to live in Margate
Margate is a seaside town in Thanet, on the Kent coast, with around 61,000 people. It is a proper working town with an arty, creative streak, where Georgian squares sit close to ordinary terraced streets. It suits people who want sea air, a town centre they can reach on foot and a hospital nearby, without big-city prices.
"I'd move here" adds Margate to the areas on your listing, so homes here are matched to you first.
Margate sits on the north-east corner of Kent, in the Thanet district, with the sea on one side and the rest of the Isle of Thanet spreading out behind it. Broadstairs and Westgate-on-Sea are its closest neighbours, both under three miles away, and Canterbury and Ashford lie inland. The postcode district is CT9.
People move here for a mix of reasons. The coast is the obvious one, but Margate also draws those who want a town with its own identity rather than a commuter dormitory. It has been through a long period of change and has attracted artists, independent traders and families priced out of elsewhere in the South East.
For social housing tenants, the practical pull is a town where a hospital, a mainline station, schools and a full high street all sit close together. Thanet is not a wealthy district and Margate has real deprivation in places, so go in with your eyes open. But if you want sea views, space and a town that still feels like somewhere, it is worth a serious look.
Swapping to Margate: key facts
Can I swap my council or housing association home to Margate?
Yes, if you are already a council or housing association tenant. Mutual exchange means swapping homes with another social tenant, so it does not depend on the council waiting list: you need a tenant in or near Margate who wants your area, and both landlords must agree. Landlords have 42 days to decide and can only refuse on set legal grounds. In 2024 to 2025, 25 council homes in Thanet changed tenants by mutual exchange.
How long is the council housing waiting list in Margate?

What is housing like in Margate and who lives there?
Margate's housing stock is varied: Georgian and Victorian terraces near the squares and seafront, plus later estates spreading inland. Social homes in Thanet are let by several landlords, so the one you swap with may not be the council. Thanet District Council is the biggest with around 3,169 homes, followed by Orbit Housing Association with 2,712, The Riverside Group with 706, Southern Housing with 514 and Town and Country Housing with 429.
Social rents across the Thanet council area in 2024/25 averaged about £95 a week for a one bed, £107 for a two bed and £122 for a three bed. Those are averages for the whole district, so your actual rent will depend on the landlord, the property and the type of tenancy.
Demand is real. At the end of March 2025 there were 1,219 households on the council's housing register, and the council let 100 social homes that year. Twenty-five council homes changed hands through mutual exchange in the same period, which shows swapping is a genuine route into the area rather than a long shot.
Council waiting list and lettings
Households on the register by the size of home they need.
That is roughly 12.2 households waiting for every social home let in a year. Mutual exchange doesn't use the waiting list: if you already have a council or housing association home, swapping with another tenant can be a quicker way to move to Margate.
A register counts households who have applied, so it isn't a simple queue: some are already social tenants hoping to transfer, and people can be on more than one council's list.

How do you get around Margate?
Margate station is about half a mile from the centre, which puts the rest of Kent and London within reach by train. Westgate-on-Sea station is under two miles away and Broadstairs around three, so if you end up on the edge of town you often have a choice of stations.
The town is flat enough in the middle to walk most errands. Shops, the library, pharmacies and Hawley Square are all within a few minutes of each other, and the Queen Elizabeth The Queen Mother Hospital is under a mile out. That matters if you do not drive or if hospital appointments are part of family life.
By car, Margate is at the end of the line geographically, which means journeys inland take a while, but local trips across Thanet to Broadstairs, Ramsgate and Westgate are short. Parking in the older streets near the centre can be tight, as it usually is in Victorian and Georgian terraces. Buses connect the Thanet towns, so check the specific routes near any home you are considering before you commit.

What is there to do in Margate?
The seafront is the main draw, but the town centre holds its own. There are pubs and bars almost on the doorstep, including Crybaby, Mariachi, Sheldons Free House, the Wig and Pen and The Two Halves, so an evening out does not need a taxi. Kabuki covers the later end of the night for those who want it.
For films, the Carlton Cinema is around two miles away and a Vue sits just over two miles out, both easy enough to reach across Thanet. Margate Library is a short walk in and is useful for more than books.
If you like keeping active, there is plenty within a mile: hotpod yoga and Infinity Fitness in the centre, Gym 13, Red Hot Pilates and Urban Fitness slightly further out. On free days, Hawley Square, Fort Hill, Dane Park, Tivoli Park and Hartsdown Park give five different green spaces within half a mile or so of the middle of town, which is more than many seaside towns manage.

What is work and the local economy like in Margate?
We do not have detailed employment figures for the Thanet council area to share here, so treat this as a general picture rather than numbers. Thanet is a coastal district and, like many coastal districts, it has a mix of seasonal work, public services and small independent businesses rather than one dominant big employer.
The clearest anchor in Margate itself is the Queen Elizabeth The Queen Mother Hospital, under a mile from the town centre, which is a significant local workplace. Retail, hospitality and care work are visible in the town, with supermarkets, pubs, cafes and community organisations all employing locally.
If your job is further afield, the train station is the thing to look at. Margate is a long way east, so commuting inland or to London means a real journey rather than a quick hop, and you should check times and costs honestly before you move. Plenty of people here work locally or from home instead. If you already have a job lined up, work out the door-to-door journey from the specific street, not just from the town.
How safe is Margate?
Like every town centre, Margate has police incidents logged each month. In August 2026 there were 548 within about a mile of the centre, made up of:
- Anti-social behaviour reports155
- Vehicle crime11
- Bicycle theft7
- Shoplifting20
- Other theft24
- Theft from the person4
Source: data.police.uk street-level crime. Counts cover a fixed one-mile radius around the centre, so busy high streets and stations always record far more than the residential streets around them, and most incidents are minor. Compare like with like: a similar-sized town centre, not a village.
Is Margate a good place for social housing tenants?
If Margate sounds like the right fit, the practical next step is to get your own home listed. A good advert does most of the work: clear photos of every room, honest notes on the condition, the number of bedrooms, the landlord and the tenancy type, and a line or two about what is good about your area. Swaps happen when someone else sees their move in your home.
Then set Margate as a desired area. You can add nearby places too, such as Cliftonville, Westgate-on-Sea or Broadstairs, since all sit within a few miles and share the same stations, schools and parks. Widening the net slightly often brings far more matches without changing the life you are aiming for.
Check back regularly, reply quickly to messages and be upfront about what you need. Visit before you agree anything, walk the street at different times of day, and remember both landlords must approve the exchange before you move. Take your time, ask questions, and swap because the home and the town genuinely suit you.
