What it's like to live in Newquay

There is a decent spread of primary schools. Trenance Learning Academy is around 0.2 miles from the centre, with The Bishops Primary Academy at 0.7 miles, Inspire Science Education and Newquay Primary Academy both around 1.1 miles, and St. Columb Minor Academy at 1.6 miles. That gives most families a genuine choice within walking or a short bus ride.

For secondary, The Bishops Primary Academy shows up within three miles at 0.7 miles. Older teenagers may need to travel further, so it is worth checking catchments and transport for your own address before you swap.

Outdoors, families are well served. Killacourt, Beachfield Gardens, St. Agnes Rose Garden and the Boating Lake are all within half a mile of the centre, and the beaches are the obvious free day out. Newquay Library and community venues like Store House and Mount Wise Centre give you indoor options when the weather turns.

Newquay station is about a third of a mile from the town centre, with Quintrell Downs a couple of miles out. It is a branch line, so services are limited compared with a city, but it is there and it is walkable from much of the town.

Buses run from East St. Post Office in the centre, with further stops at Winstowe Terrace and out at Cubert Post Office. If you are relying on buses for work or appointments, check the specific routes and evening times before you commit, as rural Cornish timetables can thin out.

In town itself, walking works well. Shops, the library, the hospital, pharmacies and several parks all sit within about half a mile of the centre. A car gives you much more freedom for the rest of Cornwall, but parking in the centre gets tight in the summer months.

The coast is the main event. Beaches, surfing and walking are what people come for, and living here means you get them out of season too, when the sand is empty and the town belongs to locals again.

In town there is the Lighthouse Cinema, a short walk from the centre, and plenty of pubs and bars, including Tom Thumb, Ginger & Joe, the Irish Bar and On The Rocks. Nightlife spots like The Dead Famous and Central Inn keep the late hours going, mostly in summer.

If you like to train, there is real variety for a town this size: K2 Gym, Spikes Gym, Empower Fitness, North Shore BJJ for grappling and Karma Yoga for something gentler. Add the parks, the Boating Lake and Artisans Emporium for a browse, and there is enough to fill weekends without leaving town.

Newquay's economy leans heavily on tourism and hospitality, and that shapes the working year. Summer brings plenty of hours; winter can be much leaner. If you are moving for work, it is worth lining something up or having a plan for the quieter months.

Across Cornwall as a whole, 53.3% of adults are in work, below the England figure of 57.4%, though unemployment is lower at 2.6% against 3.5%. In August 2026, 3% of 16 to 64 year olds in Cornwall were claiming unemployment-related benefits, compared with 4% across England. That pattern fits a county with lots of part-time, seasonal and self-employed work.

Newquay Hospital and the schools are steadier local employers. For anything further afield, the train and bus links from the town centre are your starting point.

Social housing is tighter in Cornwall than in England overall. Just 12.8% of homes in the county are socially rented, split between 5.2% council and 7.6% housing association, against 17.1% nationally. Two thirds of homes are owned outright or with a mortgage, and 19.7% are privately rented, which is high and reflects the holiday and second-home market.

That scarcity is the honest headline: swaps here are prized and do not come up often. Being flexible on the exact street and on property type will help a lot.

Cornwall skews older than England. Around 25.3% of residents are 65 or over compared with 18.4% nationally, and there are fewer 25 to 44 year olds. Newquay itself feels younger than that county average, with a big surf and hospitality crowd, but the wider area is a settled, older place.
