Mevagissey: Living in a Cornish Fishing Village

Mevagissey Community Primary School is about half a mile away, so the school run is a walk rather than a drive for most families. Gorran School is roughly two miles out if you want another option.

For older children, secondary schooling will mean travelling out of the village, so ask about school transport before you move. That is the single biggest question for families considering Mevagissey.

Outdoor space is the real win. Buchanan Garden is on the doorstep, Portgiskey beach and Pentewan Hill are under a mile, and the gardens at Heligan are just over a mile away. Cornwall as a whole has a slightly smaller share of under-16s than England, so expect a quieter, older village feel than a town estate.

There is a bus stop at Trevarth right in the village, with another at Pentewan Turn about a mile and a half away. Those buses are your lifeline if you don't drive, so check the timetable carefully before you commit, especially evenings and Sundays.

The village itself is steep and the lanes are narrow. Walking is the normal way to get about, but pushchairs, shopping bags and hills are a real combination to think about. Parking is tight, as it usually is in old harbour villages.

Without a car you will be relying on the bus for anything beyond the village, including the larger towns. Plenty of people manage it, but it shapes your week.

The harbour, the coast path and the beaches do most of the work here. Portgiskey beach and Pentewan Hill are within a mile, and Heligan is close by for a proper day out with children.

Indoors, the Mevagissey Activity Centre doubles as a community space and a place to keep active, and there is a second option at Seaview Holiday Lodge Park a couple of miles away. Pat's Film Club gives the village its own bit of cinema, which is rare for somewhere this size.

The pubs are the social heart in winter, and the Jubilee Hall hosts village life. Gorran Haven has a book exchange about two miles away if you like a read, but there is no full library in walking distance.

Be realistic about work. This is a small fishing and visitor village, so much of the local work is seasonal and tied to hospitality, the harbour and the summer trade. Winter can be quiet on hours and income.

Across Cornwall, 53.3% of adults are in work, a little below the England figure of 57.4%. Unemployment is lower than the England average at 2.6%, and 3% of working-age people claimed unemployment-related benefits in August 2026, compared with 4% nationally.

If you need year-round, reliable hours, look at what the bus can get you to and how long that journey takes. Many people here commute out rather than work in the village.

Social housing is thin on the ground in Cornwall. Just 12.8% of homes are social rented across the county, split between 5.2% council and 7.6% housing association, against 17.1% for England. Two thirds of homes are owned outright or with a mortgage, and 19.7% are privately rented.

That matters for a village like this, where holiday and second-home demand is strong. Social tenancies here are valuable and rarely come up, which is exactly why a mutual exchange is often the realistic route in.

The age profile leans older. In Cornwall, 25.3% of people are 65 or over against 18.4% in England, and fewer are aged 25 to 44. Expect neighbours of all ages but a settled, mature feel.
